The Pavilion at Helen F. Graham Cancer Center at Christiana Hospital

The new Pavilion at the Helen F. Graham Cancer Center facility more than triples the space devoted to cancer care, adding four stories and 122,000 square feet adjacent and linked to the current 60,000-square-foot Cancer Center. The Pavilion features unique multidisciplinary medical services that include teams of specialists and outpatient treatments that a patient can see all in one visit. Ground breaking occurred in December 2007, and the building is scheduled to open for business in summer 2009.
As the Mechanical Contractor on the shell and core construction, Sobieski Mechanical fabricated and installed sheet metal (over 120,000 pounds), installed piping (over 28,000 lf), rigged and set HVAC equipment, and generally performed all HVAC and Piping work for the shell and core construction. Following the shell and core construction, Sobieski Mechanical has also performed a significant amount of the tenant fit-out mechanical work for the medical treatment facilities housed within the Cancer Center.
Lincoln University/2006 ABC Merit Award for Excellence in Construction

The key to success on this $4.7 million project, which began in late 2004 and was completed in mid 2006, was directly related to our strong design and coordination capabilities. This dormitory, fabricated from pre-cast manufactured panels with internal pre-stressed cables, required all our design and layout to be completed first in order for the pre-cast panels to be manufactured with the required penetrations molded into the panels. The accuracy of our design was 100% perfect, putting all 2,000 penetrations in the exact locations. This project also demanded a unique sequencing of the trades, requiring all the finish trades to work from the top of the building down.
The panel-based construction restricted our work crews from beginning labor until the building was fully erected. This required some unique and innovative solutions to keep this project on track with an accelerated installation schedule. Our 3-D CAD design capabilities allowed us to avoid problems and field delays by predicting and avoiding collisions with structural elements and other trades, and the use of PermaLynx copper fittings manufactured by Nvent (a joint venture of Nibco and Victaulic) which allowed our expert crews to install quality piping in record time.
Super-G Food Store/2006 ABC Merit Award for Excellence in Construction

This 610,000-square-foot Super G Store consisted of four phases: underground piping, aboveground piping, equipment setting and finishing. The project schedule was aggressive and J.F. Sobieski Mechanical rose to the challenge by strategically and meticulously planning the mechanical and plumbing sequencing for each phase using our state-of-the-art 3-D CAD-Duct software solution and a construction positioning system called "Total Station" to layout and accurately shoot inverts and pitch for the underground piping.
The 3-D virtual view of the mechanical and plumbing systems identified potential coordination conflicts of the mechanical, electrical, plumbing and fire protection trades, thereby eliminating delays and costly field changes. Additional significant benefits provided by the 3-D models allowed for a decrease in the time required to generate a material take-off together with more precise material quantity purchases.
Our use of the Total Station technology, a unique GPS and laser device interfaced with our CAD design files, allowed us to place over 180 underground penetrations through the concrete floor (stub-up's), every one of which were placed less than 1/8th of an inch of their perfect design position.
One Christiana Crescent Building & Barclay Drydock Bank Tenant Fit-Out Project

J.F. Sobieski Mechanical Contractors provided the core systems installation and tenant fit-out for this unique, crescent-shaped office building, which consisted of six stories and 280,000 square feet. The scope of the core project, which began in January 2006, included installation of the natural gas piping; heating hot water, chilled water and cooling tower water supply system; and chemical water treatment piping. The equipment configuration consisted of 180 fan power VAV boxes, ten Trane indoor central air handlers (totaling 360,000 CFMs), two Trane heat recovery units at 25,000 CFMs each, two Trane centrifugal water chillers (totaling 1,000,000 nominal tons of cooling power), two Bryan heating water boilers (totaling 6,000,000 BTUs) and two BAC cooling towers at 850 nominal tons each.
The tenant fit-out work began in November 2006 and consisted of offices, conference rooms, listening rooms, data centers, telecom rooms, break areas, a cafeteria and an auditorium. The project resulted in over 35,000 linear feet of HVAC piping, 200,000 lbs of sheet metal duct work, and 3,000 grill registers and diffusers.
Our 3-D CAD Duct & Piping software played a critical role in the timely and efficient completion of this major project, enabling our design team to anticipate and avoid collisions with structural elements and other trades. It also generated shop drawings for the field and downloadable files to our computer-aided sheet metal fabrication coil line. All ductwork and hydronic piping was prefabricated in our shop and delivered to the jobsite, which proved to be critical to the rapid installation of the pipe and duct.
